Notice to Vacate

Texas law requires a written notice to vacate before filing an eviction suit. We prepare and deliver legally compliant notices for nonpayment, lease violations, and holdover situations under Texas Property Code Section 24.005.

Court Filing

After the notice period expires and the tenant has not vacated, we file a forcible detainer suit (eviction petition) in the correct Justice of the Peace court for your property's location. We handle all paperwork, filing fees, and service of citation.

Writ of Possession

After winning an eviction judgment, the writ of possession is the legal order that authorizes the constable to physically remove the tenant from the property. We handle the writ request, constable coordination, and property turnover process.
